    Notes: Changes in the turnover of existing homes are often equated with changes in housing demand, but it is not clear if, or why, this linkage exists. This paper documents the positive correlation between changes in turnover and changes in housing demand and develops a search model that explain the linkage. One implication of the analysis is that, for high frequency data, turnover is superior to price as an indicator of change in housing demand.

    Notes: This study surveys a broad range of information to establish the degree to which real estate lending and construction activity decreased in the 1989–92 period owing to a “credit crunch.” It reviews the conditions that led up to the contraction in mortgage lending and construction and then documents the extent to which the evidence is consistent with a credit crunch in lending for residential and nonresidential construction, permanent financing of income properties, and residential mortgage lending. Also, this study weighs the relative importance of the credit crunch and other factors that contributed to the falloff in real estate lending and contrasts the recent period with earlier credit crunch episodes.

    Notes: Monthly readings on housing construction and sales that are at odds with expectations are often attributed to unusual weather conditions. This paper examines the empirical relationship between weather abnormalities and housing activity. The conclusion is that unseasonable weather patterns have, at most, a slight impact on total housing starts, home sales, and the pace of construction activity. Even this weak effect is found only during the winter months. Sampling error accounts for much more of the month-to-month changes in measured housing activity than does the weather, and there is a general tendency to exaggerate the influence of unusual weather on the monthly national housing data.

    Notes: This paper describes a method for developing estimates of total monthly housing starts that are more accurate than the published Census Bureau figures. The technique makes use of the facts that (1) estimated building permit issuance is subject to far less sampling error than is the starts estimate and (2) permit issuance and starts bear a strong contemporaneous correlation. The conclusion is that monthly housing starts and monthly building permit issuance should be assigned nearly equal weights in developing an improved estimate of total housing starts.

    Notes: Abstract This article explores the implications of spatial aggregation for parameter estimates in models of the housing sector. Using illustrative static and dynamic models and realistic assumptions about the “true” parameter values at the level of the local market, the article characterizes and quantifies the bias resulting from spatial aggregation and then uses the results to shed light on some previous findings from aggregate modeling of the housing sector.

    Notes: Abstract Cooperative and condominium housing differ in several ways that might be expected to influence their pricing. Most but not all of these differences argue for a higher valuation for condominiums. Hedonic equations estimated on a national sample indicate that the price differential on the average condo/co-op unit in 1987 was 12%. Condos maintain a price premium under a variety of specifications, although its magnitude depends on the bundle of attributes being priced.

Vehicle engineering history written by engineers for an engineering or operations audience informs project management and technical personnel on lessons learned, best practices, and the rationale behind the design and operation of flight vehicles and supporting ground systems. Archives play a critical role in supporting the efforts of both professional historians and flight program personnel. Suggestions are made concerning how professional historians could leverage the interests and knowledge of flight program personnel to obtain more insight that is needed to support historical research efforts.
