    Notes: Like real polymer chains and unlike self-avoiding lattice walks, neighbor-avoiding lattice walks exhibit a reduction or mediation of the effective excluded-volume interaction, and thus merit study as a model of real polymers. For small excluded volume, we extend the perturbation series of Domb and Joyce to neighbor-avoiding walks. For large excluded volume we compute exactly the excluded volume per lattice site for short chains and estimate it by Monte Carlo for longer chains. We discuss the significance of chain stiffness for lattice models and suggest how the correct two-parameter function might be determined numerically.

    Notes: We explore the questions of whether and why out-of-state buyers pay more for real estate than their in-state counterparts. Theoretically, we develop a model capable of explaining a premium if out-of-state buyers have high search costs, upwardly biased beliefs about prices or an unusually short time horizon to purchase. Empirically, we find that out-of-state buyers pay a statistically significant and economically meaningful premium for apartment complexes in the Phoenix area. We also find some evidence consistent with the premium being driven by high search costs, biased beliefs (anchoring) and haste associated with out-of-state buyers.

    Notes: This study examines the usefulness of time-varying parameter techniques for constructing reliable transaction-based commercial price indices for metropolitan areas. Time-varying parameter techniques allow the implicit prices of differing quality characteristics to vary intertemporally, overcoming the potential bias imposed by holding implicit prices fixed and simply interpreting time dummy variables as in a conventional hedonic approach. This paper empirically investigates three time-varying parameter methods (Chained, Laspeyres, and Paasche) and considers the potential for sample selection bias. Precision measures are constructed to examine the reliability of the respective indices.

    Notes: We show how agency problems between lenders (principals) and third–party originators (TPO; agents) imply that TPO–originated loans are more likely to default than similar retail–originated loans. The nature of the agency problem is that TPOs are compensated for writing loans, but are not completely held accountable for the subsequent performance of those loans. Using a hazard model with jointly estimated competing risks and unobserved heterogeneity, we find empirical support for the TPO/default prediction using individual fixed–rate subprime loans with first liens secured by residential real estate originated between January 1, 1996, and December 31, 1998. We find that apparently equal loans (similar ability to pay, option incentives and term) can have unequal default probabilities. We also find that, initially, the agency–cost risk was not priced. At first, the market did not recognize the higher channel risk, since TPO and retail loans received similar interest rates even though the TPO loans were more likely to default. We also show that this inefficiency was short–lived. As the difference in default rates became apparent, interest rates on TPO loans rose about 50 basis points above otherwise similar retail loans.

    Notes: Many authors have commented on the compliance risk associated with tax-deferred exchanges. However, no published studies explicitly address whether the risks associated with the exchange process impact the price at which exchanged assets trade. Using a unique data set that documents transactions for nondirect exchanges, this study examines the price impact of tax-deferred exchanges on apartment transactions in the Phoenix, Arizona, market. Consistent with the price pressure hypothesis originally developed by Scholes (1972) and Kraus and Stoll (1972) and the tax capitalization hypothesis proposed by Oates (1969), the data show that exchange participants pay an economically significant premium to acquire replacement assets. A conventional hedonic price index is generated to investigate the rational bounds of the exchange premium.

    Notes: The jaggedness of the stress-strain relationship of two kinds of puffed extrudates stored under different humidity conditions was assessed by the power spectrum of the Fast Fourier Transform and the Natural Fractal dimension of normalized compression curves. Both analyses, performed with a micro-computer, provided a consistent measure of jaggedness. The apparent Fractal dimension, obtained using the Blanket algorithm, was the most convenient measure of overall ruggedness since it was expressed by a single number. The power spectrum that resulted from the Fourier transform, however, could be used to identify the length scale of structural features where fracture takes place, and its shape could be more directly related to structural features and textural properties.
